COTTAGE STAYS
Additional Guests
Cnoc Suain is a peaceful, privately owned home which is shared with other guests. The number of persons using the cottages and/or grounds must not exceed the number of paid guests stated when booking.
To retain Cnoc Suainโs privacy and exclusivity, we reserve the right to refuse entry to any visitors who have not been booked into a cottage.
If more than the maximum allowed persons stay in a cottage, the party will be asked to leave immediately, without refund.
Parties
Cnoc Suain is a peaceful place and has a no party policy. This includes hen and stag parties.
Use of accommodation
If booked as self-catering holiday lettings, the cottages must not be used for commercial use or gain, and must be used for the purpose of self-catering accommodation only.
Age restrictions
Stays are for 14 + years only. Cnoc Suain Exploration is for 16 + years only. The rugged terrain (bogpools, dry stone walls) surrounding Cnoc Suain is unsuitable for children.
Smoking policy
Smoking is prohibited in all cottages and buildings. Cnoc Suainโs natural surroundings and thatch roofs are highly flammable, particularly during dry weather. We would ask all guests not to smoke when walking the grounds of Cnoc Suain and to practice extreme caution when smoking outside the cottages. Cigarettes must be properly extinguished and disposed of in the sand bucket stationed outside each cottage. Each cottage is fitted with smoke-alarms.
Pets
Cnoc Suain does not accept pets. This is a highly sensitive ecosystem and a nature reserve, we allow fauna to flourish undisturbed. We have livestock on the property and in neighbouring farms.
Drones
The use of drones is prohibited at all times.
Waste disposal
We would ask all guests not to flush wipes, sanitary products or chemicals down toilets and to dispose of them in the waste bins provided. Please dispose of clean, dry recycling in recycling bin provided.
Accessibility
Unfortunately due to the size of our traditional cottages and the rugged terrain, Cnoc Suain is not wheelchair accessible.
Limitations of liability
The use of holiday accommodation and any facilities is entirely at the guests' own risk and no liability is accepted for any loss, damage, sickness or injury howsoever caused which may be sustained during the holiday to any member of the party, or any car and its contents or any possessions of the guest.
Damages
A condition of acceptance of any booking is that the guests will take good care of the cottage and its contents, and that it is left in a truly clean and tidy state as it will have been found. The care is to include all furnishings, utensils, crockery and linen and though you might not be charged for minor breakages, you are responsible for all damage or breakages. We currently do not take any security deposit, however any cost of repair or replacement from damages will be charged to the guest upon check-out.
Accuracy & Breach of Conditions
To facilitate our ability to continue to provide safe and enjoyable Experiences, Cnoc Suain reserves the right to refuse a booking request from an individual or group and reserves the right to cancel an existing reservation, without a refund, if it is evident that the booking made was not based on accurate information or any attempt was deemed to have been made to book accommodation under false pretences.

The remaining balance (75% of Full Payment) will be automatically charged to your card on the 45th day prior to your arrival date, or full payment required if a booking is made within 45 days prior to arrival date.
Payment is made using the secure online payment platform Stripe.
In the event where the transaction for the remaining balance is unsuccessful, eg a cancelled bank card, you will receive an automatic email with a payment link. Deposits are refunded, less a 5% processing & administration fee, if a cancellation is made by the guest more than 45 days prior to arrival date. The deposit and the remaining balance are non-refundable for cancellations made on or within 45 days of arrival date.
We will endeavor to fill the cancelled dates and either 1.) refund the guest the full value of the cancelled reservation less a 5% processing and admin fee, OR 2.) refund the guest the difference as we may reduce the nightly rate of the original rate to fill the cancellation and/or all cancelled dates may not be filled.
As a small family-run business, we would ask all guests to honour their commitment to staying with us when making a booking, and to only cancel in extreme circumstances.
We recommend that you take out cancellation insurance with your travel insurance company.
Changes to booking by guests
Booking modification requests where (1.) a reduction in number of guests (applies to our two-bedroom cottage only), (2.) date changes, or (3.) reduction of number of nights, are requested, can only be made ONCE up to 45 days prior to your arrival date; modification requests within 45 days of your arrival date are not possible.

If we have to make a major change to your arrangements after booking we will offer you the option of accepting the change or cancelling the booking and receiving a full refund of any monies paid to us and assist you in finding alternative accommodation. We do not accept responsibility for any expenses or costs you may incur as a result of any change.
